SELF-GUIDED WORKSHOP ·  REAL ESTATE AGENTS
AI should sound like you.
Not like every other agent using it.
The Creative Authority Workshop is a self-guided course for established agents and brokerage owners building referral-based businesses. It teaches you to calibrate AI to your specific voice, judgment, and strategy — before you write a single prompt.

THE PROBLEM
Most agents using AI are producing the same content.
Walk through any real estate market on Instagram or LinkedIn right now. The content is indistinguishable — the same cadence, the same phrases, the same rhythm of ideas. Not because agents lack experience. Because most AI tools, used without intentional input, produce the statistical average of everything they've ever read. That average is your competition. It is not your voice.
The failure pattern is specific: agents open a prompt, ask for content, and get something that reads well but sounds like no one in particular. The listing description could belong to anyone. The follow-up email could have been sent by a first-year agent or a twenty-year veteran. The captions pass a readability test and fail a recognition test. Meanwhile, referral businesses run on recognition — on the feeling that someone knows you, speaks your language, and can be trusted with someone you care about. When AI homogenizes that voice without preserving what made it distinct, the feeling shifts. Clients can't name what changed. They just stop sending people your way.

THE SHIFT
Authorship before execution.
Creative Authority is built on a single principle: the person is always the author. AI is the instrument. That principle has practical consequences. It means the work that determines the quality of your AI output happens before you open a prompt — not inside it.
The workshop teaches you to build three foundation documents that govern every AI interaction: a Mission Statement that tells the tool who you are and who you serve, Decision Rules that encode your judgment so AI defers to it rather than defaults past it, and a Canonical Voice Reference that gives the tool enough of your actual language to produce content that sounds unmistakably like you. Together, those documents are the architecture. The prompts are downstream.
Â
AI calibrated to a specific human perspective produces something no competitor can replicate. That calibration is the work.
Â
This is not a prompt library, a template pack, or a shortcut. It is a framework for agents who want efficiency without surrendering the thing that makes them worth hiring.

WHAT YOU'LL BUILD
Four concrete deliverables. One working system.
Â
01
A Mission Statement
A precise, written articulation of who you serve, what you uniquely provide, and what principles govern your work. Once it exists, it becomes the governing instruction for every AI session. The tool stops guessing at your purpose and starts working from it.
Â
02
AÂ Set of Decision Rules
The beliefs, standards, and professional positions you hold that most agents in your market don't share — encoded in a form AI can apply. Decision Rules are what prevent AI from filling the space your opinion should occupy with safe, consensus-driven language.
Â
03
AÂ Canonical Voice Reference
Anchor examples from your actual writing and speech, paired with the rules derived from them. This is what separates rules-only approaches from a system that produces output people recognize as yours. The examples do what instructions alone cannot.
Â
04
AÂ Working AI Environment
An assembled ChatGPT workspace where your three foundation documents live and govern every session. Not a template. A working system, built around your specific strategy and voice, that you can open and use immediately — and maintain indefinitely.
Â
At the end of the workshop, you own an AI environment calibrated to you. Not a generic one you have to fight every time you open it.
WORKSHOP STRUCTURE
Four modules. A complete build.
Module 01
The Foundation: Mission & Decision Rules
You begin by defining who you serve, what you stand for, and how you make decisions — the inputs AI needs before it can reflect your judgment instead of overwriting it. Most agents have never written these things down in a usable form. This module changes that. You leave with a complete Mission Statement and a set of Decision Rules ready to govern your workspace.
Module 02
The Voice: Your Canonical Voice Reference
You build your Canonical Voice Reference for both written and spoken channels — selecting anchor examples from your actual work, extracting the rules embedded in them, and testing the output until it holds. This is the document that closes the gap between content that reads well and content that sounds like you.
Module 03
First Authored Work: Strategy to Content
You develop a Marketing Strategy Snapshot and produce your first piece of authored content using all three foundation documents as the governing framework. This is where the system gets tested against real work — and where the difference between generic output and authored output becomes concrete.
Module 04
The Workspace: Building What You'll Actually Use
You build client-specific AI projects, load your foundation documents into a working workspace, and leave with a system you can open next week and every week after. The goal is not a finished artifact. It is a working environment you understand how to maintain, adapt, and grow.

FIT
Who this workshop is for — and who it isn't.
THIS WORKSHOP IS FOR
Established agents and brokerage owners building referral-based businesses who want AI to extend their voice, not replace it. Agents who are concerned — consciously or not — that leaning on AI will make them sound like everyone else. Agents who are ready to do the foundational work that comes before the prompts.
THIS WORKSHOP IS NOT FOR
Agents looking for templates, prompt packs, or shortcuts. Anyone who wants AI to do the work of being recognizable for them. This is not a demo, a content hack, or a one-way course about AI's possibilities. It is a structured build experience that requires the work of articulating who you actually are.

ABOUT MATT GOLDMAN
Built by a working agent.
Matt Goldman is a real estate agent with more than a decade of client work — not an AI educator who arrived to the industry six months ago. Creative Authority came out of a specific problem he faced: how do you use powerful AI tools without eroding the thing clients actually pay for? That question led to the framework this workshop is built on.
His position is direct: AI is inevitable, and the agents who will own their markets are the ones who figure out how to use it without sounding like everyone else using it. The workshop is his answer to how that actually happens.
He believes authentic voice and earned experience are the primary differentiators in a referral-based real estate business — and that most AI training, by starting at the prompt level, skips the only work that actually protects those differentiators.
The workshop exists because the foundation comes first. Everything else is downstream of it.

FROM WORKSHOP PARTICIPANTS
What agents say about the work.
Â
Â
"I've taken other AI courses and they all started with prompts. This one made me realize I had never actually defined who I am as an agent in a way AI could use. The Mission Statement alone changed how every piece of content feels when it comes out."
"I was resistant to AI because I was afraid everything would start sounding the same. This framework addressed that fear directly. I left with a system I actually trust — because I built it around how I actually think."
"The Canonical Voice Reference is the thing I didn't know I needed. I have a place to send AI now that reflects how I actually write. It's not perfect every time, but it's recognizably mine — and that's a completely different starting point than what I had before."

How much time does it take to complete?
Do I need AI experience to start?
What if I already have ChatGPT set up a certain way?
Is this only for residential agents?
What support is included?
Will this work for newer agents, or do I need experience first?
